- How dirty it is. A house washed every year cleans up fast. A house that has gone years without a wash has more mold, mildew, and algae. You see it as dark spots, green film, or black streaks. It needs more time to kill the growth at the root.
- Access. Tight lots, thick plants, steep yards, and walls we can only reach by ladder all add time. Easy access all the way around keeps the job quick.
- Siding type. Hardie board, painted wood, stucco, brick, and cedar each need a different approach. Soft or costly siding takes more care, and that takes more time.
- Life by the water. Homes on the water and on the islands get salt film on top of the usual growth. Many are raised and have more than one story. They take longer than a home the same size inland.
