Kiawah's maritime forest is lovely, but it is hard on houses. Live oaks and pines keep many homes in deep shade. Shade plus damp coastal air is just what mold and algae need.
Lagoons and marsh keep moisture in the air all year. Homes near the beach also take salt on the breeze. Salt dulls paint, glass and metal.
Many homes here use cedar, Ipe and stucco. Cedar can fuzz under high pressure, so it gets low pressure only. Ipe gets its own wood-safe cleaner. Kiawah is gated, so we set up access with you ahead of time.

How much is a house wash on Kiawah Island?
Kiawah island homes under 2,000 sq ft run $625 to $850 for a full house wash. Homes of 2,000 to 3,000 sq ft run $750 to $1,000. Homes of 3,000 to 4,000 sq ft run $875 to $1,200, and larger homes run $1,125 to $1,875. Three story homes can run higher. Outside windows are free with it, and we give the exact price in person.
How do you get through the Kiawah gate?
Kiawah is a gated island. We set up gate access with you before the day of the wash.
Can you clean cedar and Ipe?
Yes. Cedar gets low pressure only, since high pressure can fuzz the wood. Ipe gets a wood-safe cleaner and then a brightener. Ipe work starts at $450.
My house is a rental. Can you work around guests?
Yes. Tell us your turnover days. We wash between stays and send photos when we finish.
How often should a Kiawah home be washed?
Most homes here look best with a wash every 6 to 12 months. Homes in deep shade or by a lagoon often need it sooner.
