Homes near the water age differently than homes a few miles inland, and salt is a large part of why. It does not stay at the beach. It rides the wind, settles as a fine film, and quietly changes how paint, glass, metal, wood, and screens hold up.
Salt does not stay at the water
Breaking surf throws a fine mist into the air. The wind carries it over dunes, marsh, and rooftops, and it settles wherever it lands. On a dry, still day you would never know it was there. Three things stack up. Exposure: fewer obstacles between the house and the surf means more salt arriving, more often. Wind: the breeze is near constant and keeps delivering. And time on the surface, because inland a good rain rinses a house and it dries, while on the coast the rain rinses and the wind immediately begins reloading. A homeowner on Isle of Palms or Sullivan's Island seeing heavier buildup than a friend in Mount Pleasant is not imagining it.
Salt plus humidity plus shade
Salt alone is a nuisance. Salt combined with Lowcountry humidity and shade is a different problem. Humid air keeps surfaces from drying fully, salt film gives dust and organic material something to cling to, and shaded elevations stay damp long after the sunny sides have dried. That is what turns a light haze into the green and black growth people call about, and it is why the north wall, the side under the live oak, and the wall behind the outdoor shower look worse than everything else.
Elevated and multi-story homes catch more
Most coastal Charleston homes sit on piers or pilings, and many are two or three stories on top of that. That inverts the usual instinct: homeowners clean what they can reach, and what they can reach is the least exposed part of the house.

What you can handle, and what needs a pro
Plenty of coastal maintenance is genuinely do-it-yourself work. Rinsing ground-floor glass, wiping door hardware, hosing a deck off after a beach week, sweeping screens, and keeping shrubs pulled back off the siding all make a real difference and need nothing but a hose and an hour.
Where it changes is height, roofs, screens, and delicate finishes. A ladder above the first floor is a bad trade on a home built up on pilings. Roofs should not be walked or pressure washed. Screens and painted surfaces damage easily under a pressure washer, and salt buildup never needed force to begin with. That is the case for soft washing: low pressure paired with solutions matched to the surface, so buildup releases without the finish paying for it.
Nothing about salt air is an emergency, and nothing about it goes away on its own either. It rewards a rhythm. Set the interval, handle the easy parts yourself, and bring in help for what is high, fragile, or out of reach.
