Why Charleston Homes Grow Mold and Algae (And What Actually Stops It)
If your house looks streaked and green on one side and clean on the other, nothing is wrong with the siding. The Lowcountry simply gives organic growth everything it needs, and it gives it unevenly. Here is what is actually growing, why it starts where it starts, and why some cleanings hold while others come undone by spring.
The three ingredients Charleston never runs out of
Growth on an exterior wall is not complicated. It needs moisture, something to feed on, and enough undisturbed time to establish.
Moisture. Humidity here rarely drops far enough to dry a shaded wall completely. Add morning dew, summer storms, and marsh air that hangs on the property overnight, and many surfaces stay damp for a large share of the year.
Organic material. Pollen in spring, oak tannin and leaf litter, dust, and airborne spores land on every horizontal and textured surface. On the coast, salt film gives all of it something extra to stick to.
Time in the shade. Live oaks, close lot lines, deep porches, and tall neighboring houses mean a lot of Charleston walls never get direct sun. Sun dries surfaces and slows growth. Take it away and the clock starts running.
Why the north side goes first
Most homeowners notice this before anyone explains it: the north-facing elevation looks worse than the south-facing one, sometimes dramatically so, even though both get the same rain. The reason is drying time, not rainfall. North-facing walls get the least direct sun through the year, so after every rain and dew-heavy morning they stay wet longer. The same goes for any wall shaded by a tree canopy, a fence line, a neighbor's house, or a porch roof.
